There are so many good neighborhoods in the city where they are though. But not this house. This house is on a vacant block behind a fucking foodbank and next to a transmission shop
You couldn't pay me to live here
ITT mfs not knowing the real estate market functions like the stock market. The natural result of allowing speculative gambling to inflate the economy is housing being more valuable as poker chips than as shelter for humans
Bro these banks and hedge funds are buying up literal blocks of Detroit, tearing down all the dilapidated houses and building new ones.
Highland Park is going through a lot of development and construction projects as well.
The real estate out here was so cheap you could buy 10 houses on one block for less than half of what an average American home costs
a few tiny homes to serve housing hardship individuals.
million+ dollar modern ugly sheds close to the stadium...
ahhh there are some townhome apartments near the Riverwalk.
I'm missing any new construction single family houses for... average people
I agree. I got clean 91 days ago but used to go into highland park to cop my stuff. Can't remember seeing new houses anywhere. Maybe I had a single track mind at the time 🤷🏼♀️ but no, no new horses that I can think of. Maybe I was goin in too deep.
If that’s who they’re pricing it for they’re just gonna end up with an LCA $5 million former crackhouse situation until it mysteriously burns down one night with no video evidence lol
No need when there's no neighbors! Still a good positive thing to mention though lol

I remember frequently seeing a home amongst all the renovations and new construction happening in brush park. It was (is) a classic BP brick Queen Anne style house, could be very nice but needed a ton of work. And could be all yours for a measly $3M. The houses around it that *were* renovated didn’t even ask that much. This city is full of opportunists.
it gets worse - did you see the trulia listening?
it was listed for $18.5k then up to $200k then down to $94,500 and they just raised it to $197,000
https://www.trulia.com/home/2188-meldrum-st-detroit-mi-48207-88667315
what a shit show this has all become
i’m sorry but i have no respect for these real estate agents
they’re all doing detroit dirty
they’re awful
Yeah the seller is probably an investor who is keeping tabs on development in that area, and adjusting the price accordingly. About half of all single family home sales are commercial cash buyers who turn around and rent the places out. Pretty soon, the only homes regular people will be able to buy are either townhomes, condos, and trailers. SFH Will all be rentals unless you already own one.
This is correct. We are really still at the start of this recovery, and grifters are pricing houses ridiculously.
I'm from the Detroit area but have lived in Austin since 2007. The prices here are crazy high, but some could argue they are worth it with all the growth and development. (The prices are still too high)
Detroit needs to remain affordable.
Pricing is out of control. I have a friend who works for the city trying to buy a home in the city and the shit is ridiculous. 100-140k for garbage the land bank was probably happy to get $2500 for.
No ones paying that to deal with Detroit taxes either.
https://preview.redd.it/9nfr3tnc38zc1.jpeg?width=1080&format=pjpg&auto=webp&s=2817000625f67cac3edfdb9c7eccf93a5f4a4fd4
It's not someone's living address.
Yeah it looks like one of the only homes in that area and is surrounded by industrial development. Likely the seller is an investor who found out a developer is looking at the area by applying for rezoning and price is escalated accordingly.
🤷♂️ I don’t know bruh. Just being courteous. And idk if it’s against the sub rules to post peoples address on here. As run down as this house is they still deserve privacy
Probably gonna hate Birmingham then lol. For me, I see energy efficient heating, cooling, lots of light and good use of space. To each their own though for sure!
Looking on Google Maps, it looks like it really started falling apart around 2011/2013. It also looks like whoever is selling at least cleared out all of the debris and overgrowth, but this house is at a point where it either needs all new everything inside and out or to just get razed.
Location isn’t horrible though. Close to Detroit City Clubhouse and a dog’s walking distance to Barkside.
Worth 197k? Absolutely NOT. Maybe 50k though. I could see this being worth 50k and then $250k in building/renovation work.
People can list a house for whatever they want, nobody is going to pay that much for that house unless it is located close to the woodward corridor or in corktown.
We bought a shitty little house in 2010 for $17,000... this is insane.
Edited to add: yes, $17,000 is as insane to pay as $150k. My apologies for being unclear.
Are you sure? :p
To be clear, $17,000 was also insane amount of money to pay for a house. Most people don't believe me, and that's fine. Idgaf if people 'believe' me, I know that I'm telling the truth and that's what matters.
Oh absolutely, my point is more that both 17,000 and 200,000 (especially for a building that should probably be condemned) are both insane prices, just in different ways
Does it come with crack heads and heroin addicts? Sounds like a steal!
Edit the funny shit about this is that's more than Zillow says my house is worth in a great neighborhood 3bed 2 bath and 2 living rooms. xD you can't make this shit up.
Don't forget the savings on insurance! Both auto and home... Oh and the great property tax rate can't be overlooked either. Between all this it's hard to forget that the corner of Kercheval and Grand Blvd. is one of the go to corners for multiple cars taking turns doing donuts at 2 in the morning often lasting 40 minutes before the police kinda show up to run the people off.
the fact that this costs how much my parents bought the house they live in currently for (20 years ago, around 1700 sq ft) is insane to me. literally also 3 beds 1 bath in metro detroit
Every property owner trying to sell in Detroit thinks it's in the next up and coming neighborhood. They can't all be the next up and coming neighborhood. They're trying to sell for what the house would be worth if the neighborhood had already had its revitalization. Delusional.
I assume it’s a price for development, maybe if you want to assemble more. So much vacant land 3 blocks from the river. Looks like the country more than the city.
This is an outlier. People aren't paying this. I have a two-unit duplex with both units rented for a total of $1650/mo in rent, updated kitchens on both floors, new windows, in generally good repair, in a nice neighborhood with no abandoned properties in the vicinity over on the West side. I have it listed off-market for $150k and it's not generating any interest at all.
It's the 2nd class "realtors" that are high on their own supply. Some of these idiots were tearing down vacant homes for the lumber 4 years ago, never with any intention of paying the taxes or doing anything with the land. Bunch of scum bags.
So again, who's getting high on their own supply? The junkie version of real estate speculator.
I paid 196k 2 years ago for a perfectly livable home in the country near ann arbor. It's been a headache making it pretty but I feel better about the price now.
I'll be delivering building material soon I'm sure lol I deliver in Detroit everyday building materials city is building up very nicely naiborhoods, downtown, and wow livernois looks really good just south 8 mile 👌 Detroit will be one of if not the nicest cities in United States by 2033 💯%
Honestly, The city should make a pre-sale inspection a requirement of a sale, forcing the owners to bring them up to code or escrow the money required to fix them before sale.
Realtor didn't even get out of the car to take the pic
Can you show me this house? Nah man it’s haunted, I ain’t going in there.
I dunno. The forced air heating system really has me sold.
The heat is forced from the mouth of hell. Buyer beware.
Yeah, forced air thanks to the geothermal portal to hell in the basement 😅
This killed me. So on point.
Probably scared to..
Probably not a realtor, but a scammer.
Probably the dude living in the house trying to score some more scratch for cocaine.
Caught it on his Doordash run
The realtor was smoking crack.
mfs really think because they put a couple condos downtown the whole city is worth this price lmao
There are so many good neighborhoods in the city where they are though. But not this house. This house is on a vacant block behind a fucking foodbank and next to a transmission shop You couldn't pay me to live here
ITT mfs not knowing the real estate market functions like the stock market. The natural result of allowing speculative gambling to inflate the economy is housing being more valuable as poker chips than as shelter for humans
Underrated comment

building new houses? where exactly? I haven't seen it
They're definitely building new houses in the city
a few tiny homes to serve housing hardship individuals. million+ dollar modern ugly sheds close to the stadium... ahhh there are some townhome apartments near the Riverwalk. I'm missing any new construction single family houses for... average people

Preach, twin!
City getting out of control wit these prices
No hoa is nice tho
It's not a crack _house_, it's a crack _home_.
*Live, Laugh, Crack*
Crack, pray, love.

If life gives you crack.... Smoke it.
Sure as f not eating
Who needs food? Just have more crack.
That legit made me lol
Your commentary made me laugh XD
LMFAOPPLS
Do they have a 3D carved wooden sign for that at HomeGoods? You know, for the Airbnb?
Thank you, Judas Priest.
https://www.theonion.com/its-not-a-crack-house-its-a-crack-home-1819583284
I was today years old when I realized that my home is a chore chart away from being a Crack home and not a Crack house.
Knowing is half the battle.
No HOA!
This alone adds $150k in value….
No need when there's no neighbors! Still a good positive thing to mention though lol https://preview.redd.it/gxk5gpq3s9zc1.png?width=1080&format=pjpg&auto=webp&s=c9ed96ef9340f6f5bc03fef93db17ea6956dd96f
How did you find the address?
Someone else posted in the comments. OP was cautious, edited it out but it's public posting on realtor/trulia/zillow etc.
Damn beat me to it
No Ho. Ayyyyyyyyyyy!
I remember frequently seeing a home amongst all the renovations and new construction happening in brush park. I shot the Bishop Mansion the other day, it's going up for auction. 3M could probably take it. And it's a much more Palatial Estate. *

The definition of speculative investor. Probably some rich turd from West Bloomfield
Actually..... GLOBAL 2 PROPERTIES, L . L . C . in West Bloomfield, MI according to the tax records.
Yup, I can’t wait for the market to crash again and all the predators get what’s coming to them.
Aaaaaaaany day now
they’re going to need to find a real job

If the house is 197k my house is worth a million
Why disguise the address? You are concerned for the home’s privacy?

Hey now - there are likely stray cats that live and maybe a squatter or two
Dude also censored the word Crack. Like, why???
Here I was thinking it was a crunk house.
A Crunk house maintains value significantly more than a crack house
Courtesy 😂
Yeah it looks like one of the only homes in that area and is surrounded by industrial development. Likely the seller is an investor who found out a developer is looking at the area by applying for rezoning and price is escalated accordingly.

No HOA, so there's a bonus
What a shame to see a building that's survived since 1890 to be a shambles. It probably had fine construction and some amazing features.
my old house was a cheap POS even way back then
Was it a "workman's cottage" from back in the day?
[удалено]
Don't understand. That neighborhood and those homes look great?
[удалено]
Probably gonna hate Birmingham then lol. For me, I see energy efficient heating, cooling, lots of light and good use of space. To each their own though for sure!
Some would argue that it hasn’t survived.
It survived Devil's Night for over 130 years!
I'm shocked there isn't a HOA
"forced air heating system" yeah fucking right
More like a radiator with a box fan in front of it
Ugh, I'd give anything to have the radiator system back in my home. Forced air suuuuccckkksss.
“Fixer upper that just needs a little love”
The bones are solid.
#PLEASE DONT STOP THE MUSIC ! 🕺
14K. Final offer.
Okay, looked at the location. 55k, final offer.
Does your phone/laptop not allow you to type "crack"?
How much is the monthly revenue from crack sales?
About tree fity
Looking on Google Maps, it looks like it really started falling apart around 2011/2013. Not a lot of neighbors and across the street from a park!!!
People can list a house for whatever they want, nobody is going to pay that much for that house unless it is located close to the woodward corridor or in corktown.
But it is Indian Village adjacent. Doesn't that mean anything anymore? /s
We bought a shitty little house in 2010 for $17,000... this is insane. Edited to add: yes, $17,000 is as insane to pay as $150k. My apologies for being unclear.
Tbf, there was a little thing going on with the housing market

Make sure the DLBA or BSEED dont have a case on the house to demo
I feel like an extra zero or two was added by mistake
Does it come with crack or you have to supply your own?
Whoever is trying to sell that house for that price is an asshole that deserves to be called an asshole to their face.
And now our Chinese benefactors have discovered the land bank and are buying to resell to us.
Does it come with crack heads and heroin addicts? Sounds like a steal! Edit the funny shit about this is that's more than Zillow says my house is worth in a great neighborhood 3bed 2 bath and 2 living rooms. xD you can't make this shit up.
For that price, it should probably have at least 7 or 8 kilos of that good butter rock buried in the floorboards. It's an investment opportunity!
Now this sub has turned into the Real Estate pages. 🤦🏻♂️
the whole country has
Let me find out the price is high due to the junkie per acre ratio.
Conveniently located behind a food pantry
You don’t even have to go to the grocery store
With that price, it very well may come with some supply for your addiction
You can turn this crack house into a crack home
It's got colonial architecture and no HOA. Somebody will snatch it right up
It’s a real-estate listing. You don’t need to cover the address. Well, except that you called it a crackhouse and maybe somebody would come at you…
No HOA
I remember joking about purchasing an entire neighborhood in Delray. I remember when the homes were essentially only the tax.
One of these days, I'm going to call one of these agents and ask them if they are out of their gd minds.
the fact that this costs how much my parents bought the house they live in currently for (20 years ago, around 1700 sq ft) is insane to me. literally also 3 beds 1 bath in metro detroit
Sooo much crack! Cocaine, foundation, sidewalks, lead paint...
*Laughing in Canadian*
Thank God there isn't an HOA because there would be a lot of pressure to maintain that curb appeal!!!!
You had me at no HOA.
Every property owner trying to sell in Detroit thinks it's in the next up and coming neighborhood. They can't all be the next up and coming neighborhood. They're trying to sell for what the house would be worth if the neighborhood had already had its revitalization. Delusional.
If my lilly white ass moves in it'll be a cracker house
No thanks, I choose life.
Looks like Cj house
Do it come with dead bodies inside?
Potentially
Crack Home not house lol
Someone needs to turn the crack house into a crack home!
No HOA. 🙏
Crack houses come with an innate ability to earn money. This is an investment in your future!
I assume it’s a price for development, maybe if you want to assemble more. So much vacant land 3 blocks from the river. Looks like the country more than the city.
is this an outlier or has property really gotten that expensive that far from downtown?
This is an outlier. People aren't paying this. I have a two-unit duplex with both units rented for a total of $1650/mo in rent, updated kitchens on both floors, new windows, in generally good repair, in a nice neighborhood with no abandoned properties in the vicinity over on the West side. I have it listed off-market for $150k and it's not generating any interest at all.
Wow the prices of crack trap spots have really gone up!! 🧐
At least there's no HOA 🤣
The best selling point is no HOA!
Clientele included?
Wonder if that listing agent is related to Le-Van Hawkins?
Nah that’s too nice to be a crack house, too much paint
Well on the plus side there is no HOA
No HOA?! Why not?!
Are you guys not allowed to say crack ? wtf
Welcome to the current housing market
Ain’t no way bruh.
No Hoa… niceeeee
No HOA? How nice.
Do you all even realize what “no HOA” is worth?!?
What they ever-living F*ck? Either decimal in wrong spot .. OR .. city + realtors “Getting high on their own supply” of cr*ck!!
Born and raised in 313. Where the H is “Islandview Neighborhood”???
It over looks Belle isle ( island) people refer to as the island sometimes
Lifelong Detroiter here..I have never heard anyone refer to it as "the island".
I found one for 2000$
Did a pimp use to to live? It gives working girl vibes.
I paid 196k 2 years ago for a perfectly livable home in the country near ann arbor. It's been a headache making it pretty but I feel better about the price now.
Oh boy
Damn Son I’m from the Eastside of the D what up doe. Is this house still available
The stats look good 3 bed 1 bath thousand something square feet
I got a remodel house by 7 mile and Van Dyke in December of 2022 for 60k... I doubt prices have gone up that much here.
I'll be delivering building material soon I'm sure lol I deliver in Detroit everyday building materials city is building up very nicely naiborhoods, downtown, and wow livernois looks really good just south 8 mile 👌 Detroit will be one of if not the nicest cities in United States by 2033 💯%
But no HOA fees, how could I pass up this deal!
No HOA tho can't put a price on that.
I see they didn’t dare show pics of the interior!!
Damn bro, 15 years ago this house was $1.
No HOA though
to recovering Californians this feels like the deal of a lifetime
Cockroach levels please.
It's a great neighborhood.
It’s so SMALL
Wow. No HOA and gotta live that colonial style. Major selling points here! :)
The owners (a local LLC) bought it in 2018 for $4000, QCD, previous to that was $500 in 2016 and $500 from the Wayne County Treasurer.
Did the real estate agent get confused and think they were in Denver?
That’s more than I paid for my house with an acre of land.
No h.o.a. but the pimp on the corner has his rules
Just think of it as a business opportunity with a easy transition into prostitution
Yeah right and get shot
It’s part of the experience
Remember when these used to be on Trulia for literally like $10 😭
Detroit is coming back. $197k might be a reach but the area this home is in is not bad.
Why is the address a secret?
Honestly, The city should make a pre-sale inspection a requirement of a sale, forcing the owners to bring them up to code or escrow the money required to fix them before sale.
Should go squat that fukr, let em see what it's like
I bet there's no HOA lol
They had me at colonial architecture!
