Please don’t do this, put the cat on the lease, what if you have an emergency or something happens where the landlord needs to get into your place. You’d be violating your lease terms as well.

I moved here last summer with a cat and much worse finances and ended up in beautiful one-bedroom pretty easy. It’ll cut your options down by like a quarter but there’s still 100s of listing that are available to you! Don’t lie about it, don’t let your furry friend be the reason you lose your place. Edit to add details bc this helped me: my partner and I were at a combined 95k, credit in the 700s and we found a place for 2k.

They can say you violated the lease if that place doesn’t allow pets and you lie by omission. Places that allow pets specifically list this as so for a reason.

Very easily.. you’re way above the 40x rule and have good credit. No reason to not get approved. As long as you submit your info quickly and are responsive after seeing a unit you should be fine.

Good approval odds, but it might be a little challenging. You probably won't find or get a place in central Astoria, you're looking at upper Ditmars, west of 21st Street and East of Steinway. Legitimate 2 bedroom apartments can be hard to find, but you might be okay with a larger 1 bedroom.

Thank you all for the responses. We applied for 2 different apartments, one is 2600$ that’s moving in June with broker fee in 35th st and the other one for 2700$ in 12th st, no broker fee and move in by July. July is really our target move in but we’re a little anxious to move in and could pay 2 months extra for 2 apartments before we move. We both got approved on both today. We’re leaning towards to the 2700$ because it would be cheaper because there’s no broker fee and has lots of good amenities (dishwasher, free laundry in building and 2 bathroom) the only kind of bad part is it has a weird layout and a little smaller than the 2600$ option and farther from train station. But we can’t have it all.

We got the lease and thinking about signing it. We're still a little bit on the fence if we should keep looking and find a cheaper or better one, because we still have until July to move, but we feel like we found a good deal already for dealing with an owner and not paying a broker fee. What do you think?

Well I had to move urgently hmm and with a credit of 470…..…. With your credit score- you do have leighway to find other places for sure. But it can’t be helped but to say that it’s a sweet deal without the broker fee.
