You'll do fine with your budget getting in where you want. Reston is a great place to live. You can't really go wrong. It's all lakes, trails, shops, dogs, and kids. A great place to raise a family. I'd look at a few houses in downtown Herndon (not all of Herndon is created equal) and Great Falls to your list to see what's out there. Welcome! You'll love it here!

For that price find something near lakes side. We have a few lakes. Nature is one o the main reasons to live in reston.

We live near Lake Anne. It’s a nice neighborhood and about a 10 minute walk to the Reston Town Center. Also the W&O bike trail is nearby. The area is not great for cyclists so having trail so close is fantastic. Most of Virginia is not cyclist friendly but I imagine it’s not much of a change from Texas. We also have the silver line train extended from Reston to Dulles airport.

Check the 20194 area! North Reston has some great pockets of neighborhoods.

For your knowledge, 25 minutes from Reston town center puts you in Vienna, Mclean, Great Falls, Herndon, Reston, Sterling, Ashburn, Chantilly, Fairfax, and Oakton. Even though they have different names from Reston, there no real break that delineates each "town". The DC suburbs extend about 30 miles in all directions from the center of the city, pretty much unbroken.

Though Reston has defined boundaries and markers. But yes to the other areas which often overlap (Tysons/Vienna/McLean I'm looking at you).

If you are somewhere in Reston, you are already within 25 minutes of the Towncenter, even during rush hour. Reston is not that big. That said, I would recommend Reston over the other "burbs". As you probably already know it is a planned community and has more variety of housing styles, pools and rec areas included and is super walkable/bikeable. Great place for a family. We have lived here with my two kids since before they were born. Now in HS and college.

We also moved to Reston from TX and love it here! For that budget I would suggest getting a place in or within walking distance of Reston Town Center, which has loads of restaurants, shops, and green areas your son will love (also the newly opened metro stop). For your kiddo, you may also want to consider a home that would put you in the Great Falls school district (within Fairfax county) as those schools tend to be a little better. In that price range I don't think you can go wrong, most of Reston is good/safe in general. I love South Reston near South lakes High School. Within walking distance you have an elementary school, middle school, and highschool, as well as great neighborhoods and about 10-15 minutes to the town center in traffic. Good luck!

I agree. I love loving in South Lakes. There’s also a really great neighborhood at the south end of Soapstone Dr. The lots are pretty private, a good size and some back up to Fred Crabtree Park which I think is a bonus. Most of the homes were built in the 70s, but that’s a plus in my book 🤷🏼‍♀️

That would be Fox Mill south of Lawyers Road, Hunters Woods north of it. I grew up there, it's nice. There's some nice areas to the west of there too, straddling the Fairfax County Parkway, some of that is in Herndon.

I live in that neighborhood. It is nice. If you do a little research you can find some homes that aren't in any HOA or Reston Association!
