A good pantry, or honestly just a nice extra closet. If a designated desk area was needed, I'd either do it in the open space at the top of the stairs, or turn the media room into a designated office (probably make that a little smaller and expand out the game room).

Put the powder room where the tech space is, move the washer and dryer into the current powder room, and that laundry room could be an office with a window.

I had a friend with a tech space like that, but the walls on sides were half-height (it was between hallway and living room. That was nice, but yeah this one might work if the wall joining the living space was half-height to open it up more.

The silly tech space should be the pantry, then you could get additional counter space in the kitchen. I’d also extend the island to align with the end of the counter run.

I’d stretch that island to the end of the kitchen space (line up with the cabinet run on the wall). If you don’t need the little “tech space”, agree that might be better used as a second pantry since the kitchen is a bit tight. I’d put a third window in that dining room zone so you can actually center a table with the windows and still be able to pull the chairs out and walk into the kitchen. Optional door from master to laundry is a nice feature. Upstairs…that’s a lot of open space. Will you use both a game room and a media room? Would the media room be better suited as an office with a window or two added? Upstairs bedrooms are a bit tight on storage; so much square footage otherwise it seems stingy. With potential for three kids to make this whole floor their kingdom, I’d want laundry upstairs, a broom closet upstairs for vacuum and cleaning supplies, maybe even a spot to stash drinks and snacks for movie nights.

I would definitely splurge on the optional door to the toilet alcove. You’re gonna want a door there. Edit… soundproof the wall there, too, unless you want anyone in the public area to hear what happens in your toilet alcove. Or switch the toilet and shower.

How many kids do you have, and how do you envision living in this house? Those bedrooms are tiny by modern standards, but you have a massive amount of "shared kid space" between the media room and game room. Just overall it doesn't seem like a particularly well thought out plan.

I would want to reconfigure that upstairs space to give the kids bigger closets. The rooms are smaller but with the game room and media room, they don't really *need*to keep stuff in their room but they will want their clothes with them. I would get rid of the media room, get the game room black out window coverings so it could also be a media room and take some of that space to make bigger closets and add some cabinets for a few snacks.

It doesn't seem that bad to me. If you are leaving the house, then you could exit through the closet and be near the garage and not have to disturb the other person that may still be sleeping. You are going to be walking the length of the house anyway in order to leave and it isn't that big of distance.

My husband works nights and currently I do a lot of tiptoeing and do as much of my "getting ready for the day" in our closet and then tiptoe back out and then realize I forgot something and have to go back through...I would kill for a way to get into the closet without having to be a ninja.

I think most spouses would just walk through the bathroom. The toilet is in its own w/c, so they wouldn't need to close off the entire bathroom for privacy while doing their business.

The second floor bedrooms are just too small. I'd go ahead and turn bath 3 into an ensuite by expanding bedroom 3 into the vestibule. Useless tech space downstairs. Turn it into a pantry and delete the corner kitchen pantry. Those are already outdated.

I think it’s pretty good. No major issues. Owners suite is sweet! Bath 2 with tub/john compartment is very nice for a shared bath. If bedrooms 2&4 used everyday, put in second sink.

Ok. It's not a terrible set up but the kitchen placement says dungeon to me. The tech/office says prison cell. It's a tiny windowless space. It would kill me to work in there. But whatever helps you concentrate. Also, this is just a me thing, I'm not sure how I feel about the Master bedroom being on the ground floor and the others on the second floor. (I have younger kids so I'd be worried about being that far away from them during the night.) Other than those things, it's not a bad set up.

I really hate this style of kitchen. They’re just so awkward and inelegant. I know they’re super popular nowadays, but still. It’s one of my immediate no’s when house shopping unless it’s in the budget to update. It’d be much smoother to swap the spaces of the kitchen/dining, cabinets on both sides with the island in the middle, tech room becomes a pantry.

No tub in the master bath is a hard pass for me. The upstairs media room- windows would make this space more flexible (office, bedroom if you add a closet, etc.).

I would not want the master to share a wall either the TV or even just a room where people congregate. Especially as kids get into teenage years.

That optional door between the owner’s closet and the laundry room? That shouldn’t be an option. It’s the top selling point. You could sell a whole house to me just by saying “the washer/dryer and your clothes go in the same place.” I’ve got the executive function of a toddler being evaluated for adhd unless I’m on the clock, so the laundry room is functionally my closet and a house that reflects that is ideal. The rest of the house is fine. I’d absolutely convert the creepy tech nook to a pantry or a powder room or something, but all houses should have laundry in the primary bedroom closet.

First thing I noticed is the way the fridge juts out beside the pantry; that space feels tight. Second thing I noticed is several places I’d want windows: laundry, master bath, and kitchen. The kitchen looks efficient to the point of being small and dark. The tech space doesn’t look like it would be a pleasant place to work. I like the large upstairs bathroom, but I think the space between the other bedrooms and smaller full bath could be better distributed to match bedroom 2. I find as a parent that it’s best to have the kid bedrooms as equal as possible. The big bathroom is large enough to be shared by all 3 rooms, so the other bath could be a half bath and beds 3 & 4 could get walk in closets. Or, looking at possible/likely usage, one bedroom will use the small bath and two bedrooms will share the large bath, so why not make one bedroom ensuite? I feel like this space with beds and baths and closets could be reconfigured to function more smoothly. Another thought is that the 3 windows on the front could be more widely space so that bed 2’s closet matches the other rooms and then there could be a storage closet in the hall. That’s one thing lacking upstairs: general storage. Three beds and two baths = linen closet. The windows in the game room seem widely spaced as though to accommodate a tv between them, yet there’s also a separate media room. What is the distinction between these spaces?

I wouldn’t set up the primary suite so you have to enter the WIC through the bathroom. It makes the closet smell and the closet and clothes inside can develop mold from the steam in the bathroom. Plus you have to deal with your clothes picking up bathroom odors. The closet is inaccessible as long as the bathroom is in use. There’s a bedroom that shares a wall with the game room. I’d make some changes there otherwise the game room won’t be usable when someone’s sleeping in that bedroom. This goes for any bedrooms that share a wall with a common. Either put a closet in between or make a special reenforced/sound proof wall.
