Yeah, I found them and they fit my size and budget but they explicitly didn't allow woodworking.

That one was more promising. Thanks for that! What I want generally exists on there but unfortunately right now they're all a little too far away or require too big of a min square footage to fit my budget. Maybe I'll try to find someone to split a larger space with. I just moved to OC a few months ago so still getting settled.

It'll be tough. You'll likely need to find a friends garage. There are very few industrial landlords that allow woodworking for a number of reasons - mainly how the noise bothers the neighbors, the dust is very difficult to clean when you leave the property, and the fire hazard. But more realistically- you will never find a commercial space for rent at $500 a month.

Yeah, this is my concern and mostly what I've found. It makes sense but I was hoping it was just my lack of knowledge of how industrial leasing works and that there was some place I was missing to look.

My wife used to rent out her garage for woodworking. It’s full of stuff now, but if I were OP I would ask on Craigslist/Nextdoor if they can rent someone’s garage out for woodworking

I like this idea as a backup. But ideally it'd be a space I can have 24 hour access to since I like to work on stuff at odd hours before or after my day job. I'm sure most people or their neighbors wouldn't appreciate hearing saws running at 5am or 11pm so a residential area isn't the best. I don't have any friends that would have a space available and I would be hesitant to have this arrangement with a stranger. I'd be worried about their exposure on their insurance if I hurt myself (not that I would want to sue, but I'd be worried my health insurance or something might push for it if they found out about this arrangement) and I'd want to be able to have my own insurance in my name covering my property if I'm storing $5k+ of tools and materials there. Both of those seem like complex issues to try to figure out, if it's even possible considering I'm sure this arrangement wouldn't be strictly legal by zoning rules.

What you are looking for might be called a Makerspace. They usually operate like a club/school where you pay dues and everyone shares equipment in shared warehouse/workshop space. Some are even open 24 Hours.
