Right cracking down on membership is comparable to Netflix cracking down on password sharing. Everyone thought it was crazy and would lose subscribers, but it clearly worked for them, and every other streaming service is now trying to do the samething.
Who owns the building? I’d assume they are just leasing the space, Costco isn’t in the asset management business of multifamily. I could be wrong though.
Their quantities have also shrunk a lot. However, I don't agree there's less luxury brands. They've been focusing more on "high-margin" bougie organic foofoo stuff here with smaller volume and getting rid of the bigger-volume-cheaper stuff. Good for the shareholder (me), bad for the consumer (also me).

Costco has had one of the most solid looking charts since January, 2023. I mean you can lay a straight line on it. From a linear regression point of view it has an r-squared of nearly .9, 1.0 being the highest. Sure, it could pull back to the mean, currently around 790, or maybe a bit below. But if it does, I'm looking for a buy signal.
