Personally I think they still look nice, but over the last 30 years I’ve seen them fail multiple times. The washers around the screws always seem to be the culprit in my experience.
Those screws have to be replaced every few years by what I was told. The metal roofing outlasts them for sure. Hidden fastener is the only way to go with a metal roof
By washers, I’m assuming you mean the rubber grommets? I’ve been told that in Europe, they fasten on the flat part, not the ridge. This helps make positive contact around the grommets and the metal. I’ve never done one of these before but I’m giving it serious consideration for a section over my porch.
Yes grommets. I dismantled a garage roof that was done with the screws on the flats. The roof had only been on there for 15-16 years and some of the grommets were already broken down. There was only one leak, maybe two in it at that point but I’d bet that if it was left another ten years that number would’ve increased dramatically. Though there is a sweet spot with installing them, too loose and they don’t work but too tight you’ll tear the screw right through the grommet and make them useless. My big issue is that even with perfect installation the rubber does not last nearly as long as the metal roofing itself and should be inspected and repaired regularly. Fine for a shed or an out building, but I don’t want to be doing that on my house. A porch with a shallow pitch, sure, I could see myself doing that.
We do a lot of corrugated roofs in western KY. After 20 years you pull and replace the screws and it's good for another 20 if there were no major leaks. The metal is warrantied for 40 years. The screws and gaskets are not.
With the proper screws exposed fastener metal roofing will last many decades. When you start getting screw washer rot just go across it with new screws one thickness size up and you'll get many more years out of it.
I'm not sure why this sub has such a hate for this type of roofing, for longevity I would take this over shingles anytime.

Why on earth do people waste their money on screw down metal roofs on their homes. Shed,barn, dog house…. Fine. Spend the money on real standing seam or just do shingles.

Piece by piece, screw by screw. It’ll be slow but that’s really the only way, if they strapped it you’ll have something to walk on after taking off the first sheet
There's probably a fast way to do it, but the accompanying risk to life, limb and property mean it's not worth it.
Honestly it won't be that bad, just use your head, be careful and make sure every peice is controlled all the way to the ground. Flying sheet steel is not a situation you want to find yourself in.
I’ve done an entire roof re-screw. Pulled out nails out and replaced with screws. The roof was then spray painted and looked new again. Seems a shame to replace all of that roof and do shingles.
I'd use a white pole so it doesn't get too hot. Take off your top first, then your pants. Take the time to give onlookers from the street individual eye contact. Make sure to wear sunscreen.
Remove as many screws as you can with impact drivers and drivers and crow bars for the rest. And wear a harness! Won’t take you too long. Looks like you’ll have cross and counter batons below as tin roofs need to be vented for condensation below the tin. Don’t expect planking to take your shingles
metal looks like its got another 5, too bad its fastened on the highs, see if theyll go for a rescrew! Bump up your fasteners length and girth.
easy removal tho, unscrew, lower and blast on your ply. stage and go!
Have you thought about fixing any damaged areas replace any loose fasteners and then have it epoxy coated?

The screws leak so slowly it’s hard to tell. It’ll stay on top of the wood until it rots away then it leaks inside.

Only time I ever went onto the roof with an empty nail pouch and came back down when it was full.

Have someone climb up the valley, remove the cap screws, and then work from the valley out. It sucks but it works.

I personally wouldn't remove it and put shingles on it I think it looks good it just needs to be restored.
Why? How old is it? Is it leaking everywhere ? But new fasteners/ heads ? See if it works
