I dabble in RE Investments; I’d stay away from Kirby some of the house are nice but the builders out there and area of crime just has never appealed to me. This is my own personal opinion though, take it with a grain of salt. If it fits your income and is something you are happy with by all means.

The fact is, you can’t lose north of 37. Everywhere is blowing up, but homie is right about the east side— be very selective and aimed toward more the north, Windcrest-Starcrest area. Get a piece of land, security cameras and respect your 2nd amendment and you will be fine anywhere. I do keep my car in my garage because I live in a very middle class area and still get my car broken into around the holidays. NW side, same thing, the best restaurants, very metropolis-feeling, huge university and medical center, but don’t get too far out outside of I10 or you will face a similar issue in Kirby. Also think about Selma, Schertz, live oak— all areas worth looking into. If you don’t mind a commute, check out universal city, still a small town, has an amazing Thai buffet, and you would be about 30-40 mins away from downtown San Antonio. 1604 and Patranco is an area that is blowing up on the NW side you might consider as well. Truthfully, save one of you the commute and invest in a good safe car. You have to have one— SA drivers are very relaxed, boarding like negligent, and there is an injection of east coast people who think life is a race and they are in it to win it. Medical Center is generally more convenient of a location than Kirby. I recommend searching Kirby on this subreddit for more information, there are quite a few opinions on that neighborhood.

Take a look at the crime maps for those two areas. If you’ll be working in those two areas, may make sense commute-wise to look at an area in the middle. The 281 corridor and surrounding areas, for example.

I would suggest getting a realtor that is very familiar with San Antonio. I would not suggest wither of these areas.i would suggest looking at thousand oaks between maybe 281 and stahl road outside of 410 with quick access to wurzbach parkway and i35. Pm if you have other areas you are considering.

Kirby is bad news. Stay away from that entire side of town. At first glance, the neighborhoods and homes look nice enough and you think it may be a good area. But you’d be dead wrong.

Agree. Wouldn’t recommend Kirby. If you have to choose one I would say medical area. Try NW or West area off 1604. It’s growing like crazy and has a lot of nice houses. We stay near 1604 and Potranco and love it.

Op as most have said, of the two Kirby should be completely off the table. I live in very nice area off of Wurzbach and Lockhill Selma. It is convenient to the medical area and you could easily take either Wurzbach Parkway or 410 to BAMC. The zip code to look in is 78230. I live in Charter Oaks. It is small and quiet. Mostly older people. The houses themselves are large and built around the 70’s. Whispering Oaks is another good neighborhood. Either one of those, you might find homes in your budget, but they will be right at the $350k amount or more.

I’m about 2 miles from UH in Leon Valley. Houses are in your price range and the neighborhood pockets are quiet. Look around Huebner/Evers or Babcock/Prue.

I grew up in Kirby, moved out in 2005. It used to be great growing up there, but it’s changed for the worst from what I’ve heard. Growing up it was kinda small town USA feel, little league parades, we had our own butcher shop, produce store, and people raised sheep and horses off the main road lol. It’s a bummer it’s gone downhill.

I live in the Medical Center area and DO NOT recommend it mostly due to the noise - unsurprisingly, sirens non-stop day and night and just general traffic noise. Kirby is not a great area either because of high crime rates. There are other areas that aren't a bad drive to your respective jobs that I'd recommend over the two you mentioned.

Med center is much more accessible and closer to most of the rest of the city.

I’d look a litter farther up I35 to Windcrest,. It’s a straight shot to BAMC on 35 and to the medical center on Wurzbach Parkway.

Have you considered looking halfway between the two, i.e., 281/Wurzbach Pkwy area? That way you end up with similar commutes, unless there's some advantage at being nearer one vs the other, such as taking in house call in the medical center.

We've been trying to find stuff in our budget in that area (350k) and haven't been able to find something that doesn't require a ton of work. our big problem is that we'll both be on call - one of us at the University hospital and the other at BAMC

Look at Mission Trace area off Vance Jackson and Wurzbach. Nearer to University Hospital . Homes built probably in the 70s or 80s and unlike more recently built homes they have solid construction. Nice neighborhood for walking when you have time. A little south look at Vance Jackson neighborhood west of dreamland and south of wurzbach. Good luck and welcome. Depends on what two sides of town, you may want to split the difference.  Kirby is adjacent to the east side which is a high crime area.

I’ve lived in different neighborhoods around Leon Valley for over 30 years. Relatively quiet, affordable homes, very close to Medical Center and easy access to 410 loop, IH10. Over the years traffic has gotten busier, but still not a bad drive to BAMC.

I've lived in Kirby for almost 20 years just like any town there are some things that happen. Its a smaller town with many neighbors that are willing to help in the time of need. I recommend finding a house closer to Kirby Dr along that area. People like to talk trash about Kirby but they don't actually live here.
