REA's dont care. They get their money and that's all they care about. It should be a reportable offence to not provide what is required for the tenant to get insurance.

As an owner I genuinely didn't have this info even for our own insurance. The council docs were 85 years off the correct year. But I got it. They can get it.

I had to ask re the building materials too for my contents insurance. The PM asked the building manager for the info and passed it on to me. PM and building management are in house and same company though so was probably easier to get this info.
Owner or body corporate (if an apartment) should have these details as they would also need insurance

It’s a shame he wasn’t knowledgeable or helpful. I do think the industry suffers from low barrier to entry. Doesn’t mean everyone needs to be over qualified but just have some common sense. Somehow going 15 years without knowing that insurance needs these details is a bit suss.

As a landlord I have to say 90% of property managers are useless and treat tenants like crap. I try to meet tenants early on and cut the PM out where appropriate and I find the tenants are generally happier, they stay much longer, take better care, complain / cost me less. Most PMs see it as a role that is beneath them and they treat tenants like play things they can manipulate. I’ve also had to rent at the same time as being a landlord because I have been interstate for projects so I see their poor attitude first hand.

Unfortunately my place isn’t a high rise. It’s oldish. It was built in the early 70’s. There’s only two levels. I was able to do my own research and found the information that I needed. However, that is a good resource and could be useful in the future.

As a landlord we don't have this info! For LL insurance it's not a question. The body corporate insure the building and structure so your PM is right to be fair. LL insurance doesn't cover the structure just the inside and non payment of rent.

Usually body corporates cover building insurance for strata type buildings so it seems plausible but I think the owner would have some sort of idea!

I have never needed to provide that info for pure contents insurance. Yeah sure for building insurance, but not contents.
I have every time for contents. I’ve also had to provide this information in quotes for other companies when comparing policies.

Yes, but most landlords would have landlord insurance which will ask the exact same questions. The info would also be part of the sale contract etc
